BIM Technologies is proud to continue its partnership with Wates Residential (Wales) on a series of regeneration projects across Cardiff. Our role as BIM Coordinator is fully aligned with Wates’ Designing the Promise programme, a proactive initiative aimed at getting design right from the outset to deliver projects that meet customer aspirations, on time, on budget, and with uncompromising safety and quality.
Through this collaboration, BIM Technologies plays a central role in helping Wates achieve the two core objectives of Designing the Promise:
Waungron Road Development
The Waungron Road project will deliver 44 new homes as part of Cardiff’s broader vision for high-quality, sustainable housing. BIM is being used as a vehicle to align design intent with construction feasibility from the earliest stages ensuring risk is proactively mitigated and value maximised.
Our BIM workshops at this stage ensure design quality is fully coordinated before procurement, mirroring Wates’ commitment to a safe and efficient build process. Clash detection efforts have already identified key MEP/structural coordination challenges addressed collaboratively within the design model.
Channel View Regeneration – Blocks A & B
At Channel View in Grangetown, around 126 (Block A 102 Units / Block B 24 Units) energy-efficient homes are being developed to transform a legacy estate into a vibrant, low-carbon neighborhood.
This project exemplifies Designing the Promise in action: BIM supports the identification and resolution of spatial risks, including those associated with the communal and rooftop terrace spaces in Blocks A and B. The model-centric process has allowed for early value engineering, an essential part of Wates’ value-creation objective.
Our advanced BIM workflows ensure coordinated design outputs, improved sequencing, and alignment with fire safety regulations, all while maintaining design excellence.
Maelfa Regeneration – Llanedeyrn
Wates is involved in a residential development called ‘Maelfa Independent Living’, part of the wider regeneration of the Maelfa neighbourhood in Cardiff. This project is being developed for Cardiff Council and aims to provide a modern and well-designed scheme for older people to help them live independently within their own homes.
The Maelfa project comprises 41 fully accessible one and two bedroom homes in which BIM Technologies support the delivery of this through disciplined data management and risk visibility, which are at the heart of Designing the Promise.
