BIM Technologies are proud to be providing BIM Management and BIM Coordination services on one of London’s most prestigious heritage transformations: the sensitive restoration and redevelopment of Admiralty Arch.

Standing at the gateway to The Mall and forming a ceremonial link between Buckingham Palace and Trafalgar Square, Admiralty Arch is a Grade I-listed architectural landmark, originally commissioned by King Edward VII in memory of Queen Victoria. It has served as both a monument and a working government building, housing senior figures such as Sir Winston Churchill and inspiring authors like Ian Fleming. Today, it remains a defining part of many state occasions and royal events.

Now, this extraordinary building is being meticulously reimagined as the Waldorf Astoria London Admiralty Arch, a flagship for the luxury hotel brand and a new cultural destination for the capital. The scheme is being led by Reuben Brothers in partnership with Hilton, with the hotel expected to open in 2025.

The redevelopment will create a world-class hotel experience, offering:

  • 100 guest rooms and suites, including a one-of-a-kind two-bedroom suite located at the heart of the fourth-floor bridge with direct views of Buckingham Palace.
  • Four new apartments, finished to the highest standards.
  • Two signature restaurants and a selection of exclusive bars featuring world-renowned chefs.
  • A luxurious spa and wellness centre, and a grand ballroom with capacity for up to 320 guests.
  • Carefully designed outdoor terraces, including a rooftop space overlooking the Mall and a ground-floor setting adjacent to St James’s Park.

This transformation honours the heritage of the structure while adapting it for contemporary luxury living. The hotel’s design takes inspiration from the building’s rich history, preserving original architectural elements while reinterpreting them to create a sophisticated and timeless interior environment.

As BIM Manager and Coordinator, BIM Technologies is working closely with the entire project team to ensure the delivery of a robust digital framework across the project lifecycle. The team is supporting the seamless integration of new structural elements within the existing historic fabric, a full refurbishment of the MEP systems and the detailed coordination of every guest room and space - helping to balance preservation with performance.

The building’s original load-bearing masonry and steel frame are being retained wherever possible, with new structure inserted only where required to meet modern performance and regulatory standards. A newly installed lightweight concrete roof slab has been carefully engineered to replicate the self-weight of the original roof it replaces- an essential consideration in conserving the building’s delicate structural balance.

Our role includes overseeing model coordination, data exchange, clash detection, and ensuring that digital information aligns with the conservation strategy and operational needs of the future hotel. Through detailed digital modelling and coordination, we are enabling better-informed decisions and safeguarding the long-term maintenance of this extraordinary asset.

More than just a hotel, the transformation of Admiralty Arch represents the rebirth of a piece of British history. With a design that reflects its royal and cultural connections and views that place it at the very centre of London’s ceremonial heart, the Waldorf Astoria London Admiralty Arch will offer a guest experience like no other.
