S1 Handyside

As part of our wider involvement in the King’s Cross development, BIM Technologies was appointed by BAM Construction to lead construction coordination and final data deliverables on S1 - a Grade A office building at the corner of Handyside Street.

S1 forms an architectural pair with neighbouring building S2, together creating a distinctive presence within the King’s Cross masterplan. The design responds to the challenge of blending curated public space with the private domain of tenants, expressed through the concept of the “Yellow Line” - a visual and conceptual thread that guides movement and engagement from the street level up to the rooftop gardens.

The building spans eleven floors of flexible, open-plan office space with provision for retail and restaurants on the ground floor. Terraces and balconies appear throughout, culminating in a landscaped rooftop garden offering views across London.

BIM Technologies supported the project from construction through to handover, ensuring high levels of coordination, quality control, and data delivery. Designed to achieve a BREEAM ‘Outstanding’ rating, S1 maximises its environmental potential with a strong focus on sustainability, performance, and user wellbeing - reinforcing King’s Cross as one of the capital’s leading destinations for innovation and design.
