Belgrove House is a new-build laboratory and office development situated on Euston Road, directly opposite King’s Cross and St Pancras stations. Purpose-built for the life sciences sector, the building will be occupied by MSD as their UK Discovery Research Centre and headquarters.
Designed to be innovative and exemplary in both form and function, Belgrove House aspires to achieve a BREEAM Outstanding rating. The project sets a benchmark for sustainability, with a strong focus on reducing carbon emissions across its construction, operation, and future refurbishment. A biophilic double-skin façade enables natural ventilation and creates space for planting, contributing to enhanced indoor air quality and occupant wellbeing.
The building’s layout reflects a clear and purposeful arrangement of uses. Floors 1–3 house state-of-the-art research laboratories with expansive floorplates that activate the façade and offer public glimpses into the science within. A dedicated collaboration hub occupies the fourth floor, while office spaces extend across floors 5–9.
At ground level, the building will provide generous access for both occupants and the public, with a welcoming reception and exhibition space fronting Euston Road. A step-free entrance to the London Underground will seamlessly link Belgrove House to the King’s Cross and St Pancras transport interchange via a subterranean pedestrian tunnel. On the Argyle Square side, plans include an education and events space, a publicly accessible café, and a lower-ground floor auditorium illuminated by double-height lightwells.
Embracing a landscape-led approach, the building features multiple planted terraces and an extensive streetscape plan. By replacing blank façades and street clutter with greenery and active frontages, the development is set to significantly enhance the public realm on all four sides of the site.
BIM Technologies has been appointed as BIM Coordinator and Information Manager on this transformative project, supporting the delivery of a data-rich, digitally intelligent building designed for future flexibility and long-term environmental performance.
