The transformation of Elephant & Castle is well underway, with BIM Technologies playing an important role in the delivery of one of London’s most significant regeneration projects. Appointed by Delancey and Get Living, we are supporting the redevelopment through comprehensive Information Management services, contributing to a long-term digital strategy that will extend well beyond project completion.
The scheme will reimagine the heart of Elephant & Castle, creating a new town centre that connects housing, retail, education, culture and transport into one vibrant destination.
Phase 1 – Elephant Central
The first phase of the redevelopment has already been completed at Elephant Central, establishing a dynamic mix of shops, bars and restaurants, including a focus on independent retailers located in Castle Square. This initial delivery has set the tone for a placemaking strategy rooted in community, diversity and opportunity.
Phase 2 – East Site (Shopping Centre Redevelopment)
Demolition of the former shopping centre began in October 2020, with construction of the new town centre now progressing toward completion in 2026.

Phase 2 will also see the creation of a central court- an open and accessible public space designed to encourage movement, interaction, and community engagement.
Phase 3 – West Site (Current LCC Location)
The final phase will focus on the existing London College of Communication site, following the institution’s relocation. Work is scheduled to begin here once the new UAL building is operational, with completion set for 2030.

BIM Technologies is supporting the entire project lifecycle from early design through construction and into operation by leading on digital coordination and Information Management. Our work ensures that data flows seamlessly between stakeholders and is embedded into the long-term management of the development.
We are working closely with the client, the wider design and construction teams and future facilities managers to implement a robust digital strategy that prioritises interoperability, clarity, and lifecycle value. The aim is to ensure that digital models support efficient construction whilst also acting as a foundation for ongoing asset management, enabling smarter, more sustainable building performance in years to come.
This project represents a landmark moment for Elephant & Castle and an exciting demonstration of how digitally enabled construction can support regeneration at scale.
