Chelsea Barracks is one of London’s most prestigious residential developments- a milestone regeneration of the historic former British Army barracks in the heart of Belgravia. The masterplan reimagines this iconic location into a series of elegant residences, gardens and public realm, with exceptional attention to design quality and heritage.

Qatari Diar has appointed BIM Technologies to deliver BIM consultancy and coordination services for Phase 4 of the development. Our initial involvement focused on defining the digital foundations of the project through strategic client advice and the creation of site-wide Employer Information Requirements (EIR). These documents have helped set the standardised digital approach for Phase 4 and all subsequent phases of the development.

In addition to supporting the client’s digital strategy, BIM Technologies undertook an early-stage capability review to assess the competency and readiness of proposed design partners to deliver against the EIR. This played a key role in shaping the project’s ability to manage information consistently, effectively and to a high standard from the outset.

Throughout the design stages, we have worked closely with the project team to provide ongoing BIM coordination, information management, and data extraction services. This includes the refinement and structuring of project data to support seamless coordination across disciplines, enhance model quality, and drive collaboration between stakeholders.

As the project moves into procurement, BIM Technologies will continue to support the development of contractor tender documentation, ensuring BIM requirements are clearly articulated, achievable, and aligned with the client’s long-term digital ambitions for the estate.
