Kidbrooke Village

Kidbrooke Village, located in the Royal Borough of Greenwich, is one of London’s most ambitious and transformative regeneration schemes. Just 16 minutes from London Bridge, this thriving new neighbourhood blends modern living with exceptional green spaces and a rich heritage. Once the site of the former Ferrier Estate, and prior to that home to RAF operations during the Second World War, the area has been completely reimagined as a diverse, sustainable community.

Since 2007, Berkeley has worked in partnership with the Royal Borough of Greenwich and the Greater London Authority to deliver the £1 billion masterplan. By 2032, Kidbrooke Village will comprise over 5,000 homes, including nearly 2,000 affordable properties. The development is already well-established, offering a wide range of amenities, excellent transport links, and a flourishing mix of retail and commercial operators.

Following our involvement in Phase 5, BIM.Technologies has been appointed to support Phase 3, Blocks F and G. This next chapter includes the delivery of 1,306 homes across 11.4 acres of landscaped parkland, as well as a new 215 square metre Nature Pavilion for the London Wildlife Trust. Planning permission was granted in October 2020, following revisions to earlier proposals, and the scheme has since been recognised with a Considerate Constructors Scheme Gold National Site Award for Berkeley’s commitment to exemplary construction standards.

Our role as Project BIM Manager includes defining the client’s BIM strategy, supporting the development of a smart building and digital twin strategy, and ensuring that the golden thread of information is maintained throughout. We are also responsible for coordination of design information, tender support and assessment, and developing the cost plan directly from models. The Twinview platform will be integrated at handover to enable ongoing building performance monitoring through a fully connected digital twin environment.

Kidbrooke Village is a standout example of placemaking at scale. Highlights include the multi-award-winning Cator Park, designed in collaboration with the London Wildlife Trust and set to deliver a biodiversity net gain of over 200 percent upon completion. Additional investment includes a £2.9 million station, a £2.1 million sustainable adventure playground, a new village centre, healthcare and community facilities, and funding to support new educational spaces.
